Optimism for Landlords: Steady Interest Rates and Falling Mortgage Rates

The recent decision by the Bank of England to maintain interest rates at 5.25 percent has sent ripples of optimism through the real estate market. After a nail-biting vote, which may mark the peak of this cycle’s borrowing costs, the Monetary Policy Committee stood divided, with the final vote cast by Andrew Bailey, the BoE governor. This decision follows 14 consecutive rate hikes since December 2021. The committee’s clear intention is to keep interest rates at 5.25 percent for the foreseeable future, all in an effort to bring down inflation to the BoE’s 2 percent target, which stood at 6.7 percent in August. The most significant takeaway for landlords and prospective landlords is that there are no immediate plans to raise interest rates further.

A Green Light for Property Investment:

One of the most significant implications of this decision is the expected fall in UK mortgage rates. This news is music to the ears of both current landlords and those aspiring to invest in the property market. Mortgage rates have been gradually declining since mid-summer, primarily driven by better-than-expected inflation data and anticipation of the central bank’s decision.

According to David Hollingworth, associate director at broker L&C Mortgages, “Fixed rates should keep on getting cheaper. The very best rates have been slowly nudging down but positive inflation figures and the hold to base rate should add momentum to that trend.” This reduction in mortgage rates could empower landlords with more affordable financing options, ultimately boosting their property portfolios.

Lenders Eager to Compete:

In response to the Bank of England’s decision, several lenders have already announced cuts in mortgage rates. TSB and NatWest are among the notable names to lower their rates, with Virgin Money and Yorkshire Building Society following suit. Aaron Strutt, director at broker Trinity Financial, observes, “There weren’t many rates below 5 percent last week, and there are a few more now.”

The competition among lenders, particularly in a slower housing market, is a boon for those looking to enter the buy-to-let sector or expand their existing property portfolios. Prospective homebuyers and landlords can expect to find increasingly attractive deals in the mortgage market.

Relief for Borrowers and Mortgage Holders:

The rate cuts are not only a ray of hope for property investors but also for mortgage holders approaching the end of fixed-rate deals. At the start of August, the average cost of a two-year mortgage stood at a daunting 6.85 percent. However, as of now, it has decreased to 6.58 percent, according to data provider Moneyfacts.

For about 800,000 borrowers set to reach the end of fixed-rate deals in the second half of this year, and another 1.6 million facing the same situation in 2024, these rate cuts provide much-needed financial relief and increased flexibility in managing their housing expenses.
