First Annual Drop in UK House Prices Recorded Since 2012

Jake Finney, economist at PwC UK, emphasizes, “The contraction was primarily due to the effects of monetary policy tightening on mortgage rates and economic activity more broadly.” For landlords, comprehending these market dynamics is essential for making informed decisions.

Rental Costs on the Rise

Simultaneously, the ONS reported a record 6.1% YoY increase in rental prices for October, up from 5.7% in September. Karen Noye, mortgage expert at Quilter, warns that higher interest rates “will stay higher for longer causing the slump in buyer demand to be prolonged.” This surge in rental costs is driven by factors such as landlords passing on higher borrowing costs to tenants and a shortage of rental stock. For landlords, this prompts a reassessment of pricing strategies to strike a balance between increased rental income and tenant retention.

Impact on Buyer Demand

High borrowing costs have led to a decline in buyer demand, affecting both homeowners and landlords. The sharp fall in inflation to 4.6% has boosted expectations that the Bank of England will trim interest rates from June 2024, with the market expecting rates to remain at a 15-year high of 5.25% until then. Landlords must understand the prolonged impact of elevated interest rates, influencing the overall real estate landscape. As Anna Clare Harper, CEO of GreenResi, points out, “The only way to reverse the trend of rising rents is for policy to encourage more and better supply.”

Regional Variances

The ONS data revealed regional variations, with house prices decreasing by an annual rate of 2.7% in Wales and 0.5% in England, while Scotland witnessed a rise. London, however, reported a 1.1% fall year-on-year, driven by contractions in specific property types. Gabriella Dickens, economist at Pantheon Macroeconomics, anticipates the ONS house price index to come down in 2024, with the nadir coming early next year. Landlords operating in different regions must stay attuned to these nuances to tailor their strategies accordingly.
