The landscape of the UK property market is poised for shifts in 2024, as major mortgage lenders foresee further declines in house prices. This forecast comes against the backdrop of persistently high borrowing costs, a factor that has, until now, hampered the property market and strained affordability. In this article, we explore the projections of leading mortgage lenders and the potential implications for landlords and future property investors.
Two of the UK’s largest mortgage lenders, Halifax and Nationwide, have painted a cautious picture for the housing market in the coming year. Halifax predicts a decline between 2 and 4 per cent, while Nationwide anticipates a “low single-digit decline or remain broadly flat.”
“Even though house prices are modestly lower and incomes have been rising strongly, this hasn’t been enough to offset the impact of higher mortgage rates,” explains Robert Gardner, Nationwide’s chief economist. “As a result, housing affordability is still stretched.”
The recent decline in mortgage rates from the peak this summer offers some relief. However, the Bank of England’s indication of sustained high-interest rates signals a prolonged period of financial challenges. The typical first-time buyer, on an average UK income, may find themselves allocating 38 per cent of their monthly take-home pay to mortgage costs, surpassing the long-term average of 30 per cent.
BoE governor Andrew Bailey underscores that there is “still some way to go” before inflation aligns with the 2 per cent target, reinforcing the likelihood of enduring high-interest rates. As a consequence, property analysts anticipate a subdued housing market with low transaction numbers and softened prices.

Despite economic headwinds, house prices have proven more resilient than expected, declining only 0.1 per cent in the year to September, according to the Office for National Statistics. Karen Noye, mortgage expert at Quilter, attributes this resilience to the scarcity of housing stock relative to the population.
“Much of the reason why house prices have remained buoyant in the face of serious economic headwinds is that this country has very little housing stock for its population,” notes Noye.
Forecasts from mortgage lenders align with other analysts. Capital Economics predicts a 1.5 per cent decline in house prices in 2024, with mortgage rates hovering just below 5 per cent for most of the year. Savills, while suggesting that the market may have passed “peak pain,” still anticipates modest falls next year before a potential rebound in 2025.
The uncertainty surrounding housing predictions hinges on variables such as the labour market, the trajectory of mortgage rates, and broader economic developments. Richard Donnell, executive director at Zoopla, emphasizes the ongoing adjustment of pricing in response to higher mortgage rates, marking a pivotal moment in the market’s adaptation.
